    Purchase plus your fee. Buyers see one price, and it does not move after they inspect.

  • Days left on the contract

    Four days and no extension is a different job from thirty.

  • Access for inspections

    A buyer who cannot walk it will not close it.

  • The truth about where it has been

    If it has been on every list for six weeks, say so. We will work it differently, not walk away.

Where we are strongest

Disposition is not limited to our own buy box — we will look at anything. But our buyer list is deepest here, so these move fastest:

  • RV parks, manufactured housing communities and car washes across the Southeast and Southwest
  • Single-family in Florida, Arizona and Georgia
  • Anything a seller will carry paper on — creative buyers are the hardest list to build and ours is real
  • Small multifamily and mixed commercial, case by case

If it fits our own box we may simply buy it ourselves. That is worth checking first — it is the fastest close available to you.
